The Landing - King Street Properties
LEED Gold Commissioning
Global Facility Solutions (GFS) served as the Commissioning Authority for The Landing, a new 503,500-square-foot life science development for King Street Properties in Burlingame, California. As part of this ground-up construction project of two buildings, GFS provided comprehensive LEED Fundamental and Enhanced Commissioning services to verify that building systems were installed, operated, and tested in accordance with the owner’s project requirements and the engineer’s design intent.
Through enhanced commissioning and functional performance testing, GFS helped the project successfully achieve LEED v4 Gold Certification.

Scope of Work
GFS provided commissioning services throughout construction and system startup, including:
- Functional performance testing of the central chilled water plant and air-source heat pump hot water plant
- Commissioning of 100% outside air handling units serving laboratory spaces
- Verification of HVAC, plumbing, electrical, and lighting control systems
- Testing of advanced Building Automation System (BAS) control sequences
- Development and management of a commissioning issues log through project completion
Solutions
GFS conducted functional performance testing to verify equipment sequencing, safeties, interlocks, alarms, and overall system performance under a variety of operating conditions. Advanced HVAC control strategies developed in accordance with ASHRAE Guideline 36 best practices were fully exercised, including duct static pressure reset, supply air temperature reset, heat recovery and cooling mode changeover with valve and pump staging, and laboratory exhaust system coordination.
Throughout the commissioning process, GFS documented observations, tracked corrective actions, and verified system performance after resolution, ensuring all commissioned systems met the engineer’s design intent prior to owner turnover.
Results
GFS successfully commissioned the building’s critical mechanical, electrical, plumbing, and control systems, helping King Street Properties deliver a high-performance life science campus designed for efficient, reliable operation from day one.
The project achieved LEED v4 Gold Certification, earning 63 LEED points while supporting the owner’s sustainability and operational performance goals.
