To earn the ENERGY STAR, a commercial building or industrial plant must be independently verified to operate more efficiently than 75% of similar properties nationwide. Columbia, MD – Jennifer Anderson has joined Global Facility Solutions (GFS) as Associate Director – Corporate Sustainability Strategy. In this role, she will incorporate her operations and management experience to deliver customized solutions to the firm’s sustainability clients in the commercial real estate market throughout the United States.
Ms. Anderson has advocated for sustainability efforts throughout her career in commercial real estate management in the national capital region. Prior to joining GFS, Ms. Anderson worked as a property manager for Cushman & Wakefield U.S. Inc. where she managed multi-building ENERGY STAR portfolios and assisted with property LEED recertifications. Her specialized commercial project management experience includes overseeing multi-million-dollar construction projects focused on sustainability and energy efficiency in tenant-occupied buildings and leading tenant engagement programs to improve customer satisfaction and retention. As the operations manager for a green-minded real estate and economic development non-profit, she supported efforts to create D.C.’s first green learning and resource center.
A graduate of The College of William and Mary, Ms. Anderson majored in Environmental Policy & International Relations. During her undergraduate career, she conducted research on the feasibility of installing green roofs on campus buildings and held leadership roles in organizations focused on sustainability. Her studies included an internship in Kenya and a summer semester in Beijing. During her free time, Ms. Anderson proudly supports rescue dogs. She enjoys traveling, collecting plants, hiking and playing board games.

Columbia, MD – Emily D. Trawick has joined Global Facility Solutions (GFS) as a Sustainability Analyst. In this role, she will support sustainability and Environmental Social Governance (ESG) programs and strategies for clients in the commercial real estate market throughout the United States. Ms. Trawick is a graduate of James Madison University, where she majored in Integrated Science and Technology, concentrating in Energy. Her research experience includes energy standards and policy, clean energy and incentives, and modeling. She is enthusiastic about evaluating data to help businesses identify where to implement sustainable practices and reduce energy consumption.
When Ms. Trawick is out of the office, she spends her time at the barn, practicing her skills as a national champion ring jouster. She is a decorated competitor, earning awards at the state and national levels for many years. In December 2020, she was awarded “Touch of Class” by the state of Maryland for her accomplishments.
Drawn to the objectivity of the sport — “you either get the ring or you don’t”— Ms. Trawick has been competing in ring jousting, the state sport of Maryland, for a dozen years. She will apply the precision and focus of her sport as she leads the charge on sustainability at Global Facility Solutions.

Brand in Glendale, CA. Energy Improvement Aims High appeared in the December 2020 issue. The piece highlighted the Retro-Commissioning project that was recognized as the “Overall Winner” in the 2020 inaugural “Retro Rumble” competition. The Energy Management Association (EMA) partnered with ENERGY STAR to host the competition “that recognizes commercial and public building energy efficiency success.”
“Originally constructed in 1990, this 21-story building is the former U.S. headquarters for the Nestlé Company. The retro-commissioning performed achieved an ENERGY STAR increase of 20 points over the comparison period. In February 2016, 800 North Brand received an ENERGY STAR score of 76. In February 2020, the property’s ENERGY STAR score increased to 96. The building’s EUI score dropped from 70 to 34.”

Sponsored by the Energy Management Association (EMA) in partnership with ENERGY STAR, the contest assessed energy efficiency success in commercial and public buildings. According to EMA, “participants were judged based on their overall changes in ENERGY STAR score and Site Energy Use Intensity (EUI).” Global Facility Solutions was named the “Overall Winner” for the 800 North Brand project. The property, located in Glendale, CA, achieved an ENERGY STAR score of 96, an increase of 20 points.
Global Facility Solutions’ retro-commissioning program identified system deficiencies that impacted building performance and provided corrective actions to improve operations and reduce energy costs. Through new ownership, operations of the HVAC systems were revised to improve energy efficiency while capital improvements provided enhancements to the building automation and control system. The property also recorded an EUI change from 70 to 34.

Global Facility Solutions is pleased to announce its partnership with the Damascus United Methodist Church to help with their development of a long-term facility capital improvement plan. Selected through a competitive process, GFS provided Damascus UMC with a complete audit of their facility located in Damascus, MD. After conducting an engineering feasibility study, GFS developed a capital equipment upgrade plan. The enhanced HVAC system will improve efficiency and reliability so that Damascus UMC can focus on what they do best in the community. GFS is happy to be working with such an important civic partner!
Hidden Energy Losses During an energy audit conducted in an elementary school classroom, pictures were taken with an everyday camera and an infrared thermal camera. The first image does not provide any indication of an issue with the thermal barrier above the ceiling fan. However, the blue portion of the thermal image clearly shows an area where the insulating factor is greatly reduced. The lack of insulation increases energy costs while causing cold drafts and comfort issues.
