HVAC Controls Upgrade & BGE Custom Incentive Optimization
Global Facility Solutions (GFS) partnered with Sea N Blue LLC, owner of 200 St. Paul Plaza in Baltimore, MD, to evaluate and secure utility incentives for a planned HVAC controls upgrade serving a multi-tenant office building that includes the Maryland State Attorney General’s office.
Project Objectives
- Assess eligibility for BGE Custom Incentive and Building Performance Tune-Up programs
- Quantify projected energy savings from HVAC controls modernization
- Reduce long-term operating costs while maintaining occupant comfort
- Offset capital investment through strategic incentive capture
Scope of Work
- Conduct site visits and coordinate with EASI Controls and BGE representatives
- Perform building energy modeling to calculate projected savings
- Manage Custom Incentive application process
- Act as liaison between ownership and BGE throughout review and approval
- Develop savings documentation to support incentive qualification
Solutions
The existing HVAC controls system was not operating as intended, with limited functionality and reduced energy efficiency. While EASI executed the controls upgrade, GFS provided the engineering analysis and program management required to maximize available incentives.
GFS developed a detailed energy model of the building to quantify projected performance improvements. Our team coordinated directly with BGE throughout the review process, ensuring documentation accuracy and alignment with program requirements.
By combining technical analysis with proactive program management, GFS positioned the project for substantial incentive funding—significantly improving the financial return of the upgrade.
The result: a more efficient controls system, measurable annual energy savings, and a meaningful reduction in project cost through secured utility incentives.
